Rust "Common Ground" — July 2026: Rentable Apartments, Player Shops, and Real Clans

July's forced wipe gives Rust something it has never had: a landlord. The Common Ground update ships a new Apartment Complex monument where fresh spawns can rent a room for scrap (and get evicted when they stop paying), a marketplace of player-run rentable shops, and the long-requested Clan system with Clan Tables, roles, and clan chat. The Apartment Complex: rent, perks, and evictions

  • Talk to the receptionist in the lobby to get started. Rooms come in tiers for every budget, from the basement up to the penthouse.
  • Better rooms, better perks. Higher tiers bring more storage, furnaces, and other conveniences - a real alternative to the classic starter base for a fresh-wipe first night.
  • Rent is due in scrap. You keep the room by feeding scrap into the slot next to your door. Let it run dry and you are evicted, and your possessions are seized. It is the most Rust housing policy imaginable.

The design intent reads clearly: give solos and small groups a foothold on wipe day without handing them a free safe zone - the rent pressure keeps the apartment a stepping stone, not a permanent home.

Rentable shops: player-run commerce

The complex hosts a small marketplace where players can open their own shops and sell to the building's residents and visitors:

  • Non-refundable upfront scrap fee plus a per-hour (real-time) scrap cost to keep the doors open.
  • 12-hour minimum: you need at least 12 hours of rent banked before you can open the store.
  • For traders this is a step beyond vending machines: a staffed storefront in a location with guaranteed foot traffic.

The Clan system

Clans arrive as a more advanced version of teams, created and managed at Clan Tables:

  • More members, real roles. Different roles carry different permissions - no more all-or-nothing team auth for big groups.
  • Clan chat and MoTD. A separate chat channel plus an announcement/message-of-the-day text for coordinating the group.
  • Visibility. Clan names now appear on player nameplates, and nearby clan members show on the map.

Alongside the headline features, the patch includes changes to the Softcore game mode and the usual round of QoL and performance work.

Server admin notes for the July cycle

  • Forced wipe landed July 2, 2PM EDT — standard first-Thursday cadence; map wipe universal, blueprint policy per-server as always. Next forced wipe: August 6, 2026. (Full cadence reference: the Rust wipe schedule guide.)
  • Plugin window. As with every monthly, Oxide/Carbon and plugin updates lag the patch by hours-to-days. Update the framework before the plugins, and the plugins before opening doors.
  • New monument on custom maps. The Apartment Complex is part of procedural generation from this wipe; custom-map servers need a map update before players see it. Clan-management plugins should be checked against the native clan system to avoid double UIs.
  • Economy servers take note. Apartment rent and shop fees are new scrap sinks; custom-economy and shop plugins may want their prices rebalanced around them.
